Gorgeous house; tiny yard; small, functional kitchen
finished attic will be playroom
basement will be storage
likely needs new furnace (figured into offering price)
Maple St + $35K
Laurel #1 Laurel: 2403 sq ft, 0.25 acre
9 rooms, 5 bedrooms, 3.5 baths
Lovely house; small, functional yard; larger, less functional kitchen
finished attic (with bath!) will be home office
finished basement may be playroom (quality uncertain)
basement might need re-sealing
Maple St + $15K(?)



Thoughts?

I favor Hawthorne, because it suits our longer-term needs and will hold its value. And it's gorgeous. Peter favors Laurel, because it suits our shorter-term needs, the yard is more usable, and it's cheaper.

hawthorne! wow is that gorgeous. the yard may be smaller, but it's beautifully landscaped... and i'm sure teddy would love the upstairs playroom!

The photo of Hawthorne is a gabillion times better than the one of Laurel. Laurel is a lovely house, truly. Just not gorgeous.

The yard thing is about having space for Teddy to run around, of which there is very little at Hawthorne.

The houses are around the corner from each other; Hawthorne's a quieter street though. Both are 1-2 blocks from a wonderful playground.

Congrats on the P&S on the Maple Street House! Hmmm. Both look/sound lovely. I'd lean towards Laurel, but that's because I know how much our boys LOVE to run around the yard, so having lots of outdoor space is important for us. But - if you are just down the street from a great playground, the size of the yard might be irrelevant. But - it is important to think about the longer term, so if you feel that Hawthorne is better in the long run, I'd go with that. Hmmm. That probably wasn't very helpful...sorry! So excited that you will be so much closer!

I know what you mean about the running around. Neither house has a big yard, though the one we're apparently buying is smaller than the one we're apparently not buying. So either way, it was gonna be the park. :)

Why thank you! That is indeed the house we decided to buy. As soon as the P&S is signed, I'll be able to breathe deeply again. :)
